Reinstatement is the trade with the least forgiveness for missed dates. Every day late costs holdover rent. Every cosmetic snag the landlord rejects costs more rent. Why reinstatement matters.

  • Holdover rent kicks in the day after lease expiry — typically at 1.5–2× the base rate.
  • Security deposits can be withheld for incomplete reinstatement.
  • Landlord acceptance criteria often differ from the original specification — we read the LOI and the schedule of dilapidations before quoting.
  • Building management coordination — lift bookings, after-hours permits, refuse disposal — adds significant time if not planned.

Read the lease, not just the unit. The reinstatement clause and the schedule of dilapidations from move-in are the most important documents. We base our scope on them, not on a walk-through alone.

Standard reinstatement scope.

  1. Lease review & dilapidations check.
  2. Pre-strip survey with photo log of as-found condition.
  3. Building management coordination — work-hours permits, lift bookings, refuse plan.
  4. M&E isolation. Tenant power-down, AC isolation, plumbing capping.
  5. Strip-out — partitions, ceilings, flooring, fixtures, signage.
  6. M&E reinstatement — ceiling lighting back to grid, sprinkler heads, AC diffusers, fire alarm devices.
  7. Cementitious patch repair of any wall or floor damage.
  8. Skim coat & replaster as required.
  9. Full repaint to original landlord finish.
  10. Cleaning to handover standard.
  11. Joint inspection with landlord; snag close-out.
  12. Handback & certificate.

How early should we engage you?+
Ideally 6–8 weeks before lease end. The earlier we have the lease and dilapidations, the easier it is to lock the schedule and avoid holdover.
What if the landlord rejects the handback?+
Our snag close-out is included — if the landlord raises items in the joint walk, we return to fix at no additional cost (within the agreed scope). Out-of-scope items are quoted on the spot.
Can you work after-hours so we don't disrupt nearby tenants?+
Yes — most mall and CBD reinstatement runs evenings and weekends. Building management permits arranged.
