Why reinstatement matters.
- Holdover rent kicks in the day after lease expiry — typically at 1.5–2× the base rate.
- Security deposits can be withheld for incomplete reinstatement.
- Landlord acceptance criteria often differ from the original specification — we read the LOI and the schedule of dilapidations before quoting.
- Building management coordination — lift bookings, after-hours permits, refuse disposal — adds significant time if not planned.
